The Modular Housing project responds to the growing demand for affordable housing in Los Cabos, Baja California Sur, a region with an arid climate and a significant housing deficit. The project proposes a flexible and efficient design, adaptable to various urban terrains, aimed at ensuring thermal comfort, functionality, and affordable costs.
Inspired by the typology of the central courtyard, the design prioritizes cross ventilation and sun exposure control, achieving harmonious integration with the semi-desert landscape. The modular system, with modules of 11m x 4.3m, allows configurations ranging from compact 45 m² units to 90 m² apartments.
Arranged in multi-family schemes, these typologies balance private and communal areas, fostering privacy and social interaction through terraces, internal patios, and a central space with a swimming pool. These areas enhance the microclimate and promote residents' well-being.
The project uses prefabricated lightweight systems and local materials in earth tones, ensuring rapid execution and visual integration with the landscape. Passive design strategies, such as the use of natural light and ventilation, reduce environmental impact and optimize energy efficiency.
With an adaptable, sustainable approach and high architectural quality, the Modular Housing project is an innovative and replicable solution that demonstrates how architecture can transform the quality of life in high-demand housing contexts.
